Buying foreclosures requires connections or a lot of monitor time..

I think it's a good time to own property. And rent it if you do due diligence on renters.. but there are scary renters out there that can and will ruin you..

Key to real estate is the buy low part. If y po u can handle the long term, the risk is minimal...

That is the thing. Market is so hot right now, I don't think it is a good time to buy. Need to either wait for the right property or wait for it too cool off. Stocks and real estate are at an all time high. Unless there is a great deal, be wary I think.
 
Start out with mutual funds. Read up a lot but Magellan are pretty safe. get yourself a stock app on your phone and pretend you have 100K. Invest it for one year as if it is real, and measure your results.

I personally think that starting a business is one of the best investments. But you should not blow the wad on a single venture. You might be able ot find a local investment club.. I know some guys in Chicago that woudl go in on old houses and flip them. Made decent cahs but no one was over exposed.

On your advice, I have created an llc and registered a fictitious name filing with the state of California for “Overly Expensive Melted Turds”. I’m applying for an equipment lease at 79% interest to buy a $15k fryalator, $5,000 of crossfit equipment and a $1,000 blinking LED sign that says “4 MORE YEARS: Trump Digs Coal: Illegals Not Welcome”. I’m also getting a landlord lease for a tiny space in a poorly populated area and hiring a blind quadraplegic meth-head who was recently convicted of arson to run the store.

Lmk whether you guys think this is a good investment of $40,000.

Invest in marijuana... it’s about to take off once trump has the bill introduced. Also Canada has officially made it legal
